Welcome to our little piece of paradise!

Congratulations on choosing a home in our friendly and inviting neighborhood. We hope you will find the following information helpful.

The Villas of Chestnut Creek consists of 118 Villa homes, 60 in the Pendleton area and 58 on Bayport Circle. Between the two sections is a large recreational and common area that consists of a swimming pool and pool house with restrooms, tennis, pickle ball, and shuffleboard courts and two gazebos with picnic areas. Our goal is to keep The Villas of Chestnut Creek a beautiful place to live and our property values maintained.

The Villas of Chestnut Creek is a part of the Chestnut Creek Master Association. The Villas of Chestnut Creek website that you are currently on, has such information as minutes, documents, activities and forms which you may find helpful. The Chestnut Creek Masters Association also maintains a website, whose address is www.ChestnutCreekVenice.com.


Activities

The following is a list of current ongoing activities which take place at the recreation area:

  • Thursday, 9:30 am for Pickle Ball
  • Tuesday, 9:30am for Shuffleboard
  • Monday through Friday, 10:00 am for Pool Aerobics
  • Wednesday, 4:00 pm for Ladies Happy Hour at Gazebo

Updates on these activities are posted on the bulletin board at the pool area, and in the Voice of the Villas, which is a neighborhood newsletter delivered via email. No experience is necessary to participate in any of these activities, and everyone is welcome. In the event that you would like to play shuffleboard or pickle ball at another time the equipment is presently stored in the men’s restroom. We have a Social Committee that plans one special event a month during the winter. A signup sheet is posted at the pool house and a “Party” sign is put out at both neighborhood exits.


Homeowners’ Association

The Villa’s Board of Director Meetings are held at 2:30p.m. the 3rd Thursday of the month at the Jacaranda Library (September through May). The agenda is posted at the pool’s bulletin board at least 48 hours prior to each meeting and on the Villas website. Owners are encouraged to attend and participate. The annual meeting is held in February. This meeting includes the counting of ballots for the 1 or 2 year elected terms of the Board of Directors.

PLEASE NOTE PER OUR BYLAWS AND COVENANTS AND RESTRICTIONS, WE DO NOT ALLOW RENTALS. ALSO, IT IS THE RESPONSIBILITY OF EACH HOMEOWNER TO OBTAIN HOMEOWNERS INSURANCE AND TO PROVIDE A COPY OF THE DECLARATION PAGE TO THE MANAGEMENT COMPANY, SUNSTATE ASSOCIATION MANAGEMENT GROUP. Alterations

The Villas Rules and Regulations along with important Architectural Board Specifications are can be found on this website on the HOA Documents page. Because we are a deed restricted community, please be advised that any changes to the exterior of a dwelling, requires an ARB (Architectural Review Board) request. This form can be found and printed from the HOA Forms page or from any member of the Architectural Review Board.

Communication

The Villas Board offers residents the opportunity to receive timely notices and information via an email system. Such postings include recreational gatherings, community functions, and notice of common community offerings. Florida Law requires that residents must make a request to be put on any association email list. This is done by requesting “I would like to be included on the Villas email list” to Sunstate via their website Work Order form.

Irrigation

If you have any irrigation questions, issues or concerns you can leave a note in the white irrigation box located in the gazebo near the pool area. Also located in the gazebo near the pool area is a suggestion box for other issues to bring to the attention of the Board.

Parking

Please note there is no overnight parking on our roads or the grassy areas. Extra parking is available at the pool area.


Trash

Our trash and recycling collection is early Thursday morning. Yard waste, recycles and trash cannot be put out front until after 5:00p.m. Wednesday night. Sarasota collection agency requests that trash and recyclable items are at the curb by 6 a.m. in order to insure their pick-up. If you have any questions contact the Sarasota County Call Center at 941-861-5000 and ask for Solid Waste or visit their website at www.scgov.net.
